A client with an established portfolio of 175 lock-up garages across 16 sites wanted to expand by acquiring a further 112 garages across 9 sites, including a site with 16 shipping containers.

The challenge

Many lenders were unwilling to consider the purchase because the security fell outside their usual lending criteria. Lock-up garages and shipping containers are often seen as specialist assets, which can limit funding options.

How we helped

We focused on the client’s proven track record, the performance of their existing portfolio and the strength of their future plans.

By presenting a clear case and approaching the right lender, we were able to secure funding for the acquisition.

The result

The purchase completed successfully with funding from a Tier 1 High Street Bank.

The funding included:

  • Acquisition funded
  • 6.13% fixed for 3 years
  • Support from a mainstream lender

This case shows how the right funding approach can help property investors secure finance for specialist assets that many assume are difficult to fund.
