An experienced landlord with a £5m property portfolio approached us to refinance four MUFBs (6–10 units each) located across South Wales.

The Challenge

Since acquiring these properties, the client had liquidated his trading company following significant disruption during COVID-19. His business – supplying suitcases – was heavily impacted by global lockdowns.

Additionally, there was an unsatisfied CCJ within the borrowing Ltd company, which the client was initially unaware of, adding further complexity to the case.

The Solution

Once informed, the client promptly satisfied the CCJ. We then sourced a lender willing to take a pragmatic view of the adverse credit, recognising that:

  • The issue was not property-related, and
  • The circumstances were understandable given the impact of COVID-19

Outcome

  • £1.5m loan secured
  • 5-year fixed rate at 5.59%
  • 3% arrangement fee

Despite the challenges, we successfully delivered a competitive refinancing solution by presenting the full context and working with lenders who take a common-sense approach.
