We helped our clients secure funding to buy a £1 million coastal manor house operating as a hotel and events venue.

The 13-bedroom Grade II listed property included guest accommodation, restaurant facilities, licensed event space and the ability to host weddings and civil ceremonies.

The business was already trading, but the buyers believed there was room to improve the guest experience and grow income through weddings, events and wellness retreats.

Although the clients had not owned a hospitality business of this size before, they had strong experience in hospitality, catering, events and customer service.

The challenge

The deal needed to move quickly because the seller wanted to complete within a tight timeframe.

There were also a few points that lenders needed to understand clearly:

  • The property was Grade II listed, so ongoing maintenance and future costs had to be considered.
  • The clients planned to live in a separate outbuilding on the site.
  • Their experience was relevant, but they had not owned a business of this scale before.

We worked with the clients to explain the opportunity in a clear and practical way.

This included preparing a business plan, three-year financial forecasts and a clear explanation of how the clients planned to grow the venue.

We also helped show how their background in hospitality, catering, events and customer service gave them the skills needed to run the business.

The result

The funding was successfully agreed with a Tier 1 lender, allowing the clients to complete the purchase within the required timescale.

The agreed funding included:

  • Commercial mortgage approved
  • Tier 1 lender
  • Interest rate: 5.90%
  • Term: 14 years
  • Application to completion: 7 weeks
