The client’s goal was to deliver a safe, stable, and nurturing environment for children requiring specialist care, while progressing the project efficiently and cost‑effectively.

The transaction presented several funding considerations:

  • A high overall funding requirement, covering both property acquisition and refurbishment costs
  • A desire to minimise upfront equity contribution at completion
  • The need for a lender comfortable with a maximum loan‑to‑value structure
  • While the client had a strong track record in refurbishment projects, they wanted to avoid costly and intrusive ongoing monitoring arrangements

Our Solution

We structured a bridging finance facility at 90% Gross Loan‑to‑Value, enabling the client to proceed with the purchase and commence refurbishment works immediately.

This bespoke structure:

  • Significantly reduced the client’s day‑one cash requirement
  • Provided the flexibility and speed needed to initiate works without delay
  • Eliminated unnecessary monitoring costs, reflecting the client’s proven delivery capability

Outcome

  • Completion was achieved within the required timeframe
  • Funds were made available to support acquisition and refurbishment
  • The client was able to progress the project toward the delivery of a new care home facility, subject to ongoing regulatory and operational requirements
